It looks like it was dropped on the corner, maybe while it was in the cheap case. It's not delaminating, since it was never laminated. It probably doesn't effect the sound, unless the top or a broken brace would rattle. Seems like a lot of money to me, but I don't know about prices down under.
If it's close enough, go look at it.

Like the lawbooks says - it can't delaminate if it was never laminated. That is a hole. Probably won't affect the sound - but one hole in the top of a 1111 is usually enough, and it ain't normally at the edge.

That ain't no hole. You need to look at Willie's old Martin; now that's a hole!

I'm thinkin' that hole won't effect the sound much at all, unless there's structural damage inside. Be worth lookin' at, I think, if the price is right.

If nothin' else, it might be a great beach, etc., guitar.
